Buying a new home is exciting, but buying a new home made just for you is thrilling! In the resale market, it is a bit of a shot in the dark. Hopefully, when you’re ready to buy a home, you will find something close to what you like, in a neighborhood that you’d be happy in. If it’s a home site you like too, you’re in great shape!
 Here at Capstone Homes, we pride ourselves on building a home just for you, in the neighborhood you like, to your exact specifications. Our process is fun, simple, and focused on your wants and needs. Here is a brief primer on the new home building process.
 Once you decide on the home site that suits you and the plan that will fit your needs, it’s time to sign the purchase agreement. The purchase agreement and various addenda constitute the legal understanding of your new home purchase.  It is important to read the purchase agreement and all attachments carefully. Documents will include Purchase Contract, Homeowner’s Bill of Rights Checklist, Public Report Receipt, Adjacent Land Usage, Arizona Department of Real Estate Buyers’ Guide, and Builder Start Letter/Change orders. Once your plans have been drafted, you will have an opportunity to review and approve them within a set number of days of receipt. The plans will then be submitted to the City for review as a part of the building permit application. 
 Once you have signed the purchase agreement, it is necessary to finalize the financing details for your new home. Getting references from your friends or colleagues is a great way to find a loan officer. It is critical that all information requested by the mortgage company be provided as quickly as possible. Items they request may include: check for cost of a credit report, check for an appraisal fee, copy of contract, personal information, proof of income, liquid assets, and liabilities.
 As your mortgage loan application is processed, your mortgage company will contact you with questions concerning your loan application as they arise.  It is not unusual for them to request additional information following the initial loan application. You may expect to receive a Prequalification Letter within a few days following application, and a final approval decision about four weeks after your appraisal has been ordered.
 One of the most exciting things about new construction is that you get to make all of the selections that go into your new home. There are a number of decisions to be made within your selection period including types of flooring, countertops, cabinet color and style, landscaping, appliances, fixtures, and interior/ exterior paint colors. It’s smart to bring any fabric samples, cushions and/or pillows, etc to coordinate colors. Viewing color samples in both natural and artificial light will help to get an accurate impression of the color. 
Most new home builders will have several walk throughs during the construction process. At Capstone we like for you to attend a walk-through of your home prior to the installation of the interior drywall.  The purpose of this orientation is to permit you to review the quality of the workmanship in your new home, and to confirm the installation of the electrical plan and all change orders.  We will also review a number of construction details prior to covering the framing. We confirm any details which may affect finishing materials, review the arrangements for completion of your new home, and answer any questions you may have, confirm the location of your electrical, telephone and cable TV outlets, and confirm that all change orders are in place.
Finally the day you have been waiting for, completion of your home and the close of escrow.  Upon the receipt of the Certificate of Occupancy from the City, you’ll be contacted to schedule your Pre-closing walk-thru or “PCWT” to facilitate the closing process. Items discussed in this conversation will include the following: final orientation date, title/loan process, home sign off and closing escrow, transferring utilities into your name and key release.
